SYLLABUS SUMMARY
BMGE6101 DEVELOPMENT ECONOMICS & PLANNING
5 Credits Characteristics in land as an investment, its importance, market trend and property performance in various
economic condition; rent and location theories as well as theories related to urban structure and growth; urban
planning and government intervention in property market, and urban problems.
At the end of the course students will be able to:
1. Classify the theories and issues on land development and planning.
2. Distinguish urban real estate issues in land development.
3. Predict potential land development.
4. Evaluate problem solving measures in land development.
BMGE6102 PROPERTY LAW & INSTITUTIONAL FRAMEWORK
5 Credits Relevant governance and legislation related to real estate development which includes land, building and
environmental laws (Federal Constitutions, National Land Code 1965, Local Government Act 1976, Town and
Country Planning Act 1976, Street, Drainage and Building Act 1974, Uniform Building by-Law 1984,
Environmental Quality Act 1974, Environmental Quality Order 1985, Strata Title Act 1985, Building and
Common Property Act 2007, Housing Development Act (Control & Licensing) 1966).
At the end of the course students will be able to:
1. Distinguish the relevant regulatory framework governing land development.
2. Integrate the above knowledge in determining requirements and restrictions to be adhered to in land
development.
3. Relate the development laws to the environmental management aspect of sustainable development.
4. Criticise the current regulatory framework.
BMGE6103 PROPERTY FINANCE & INVESTMENT ANALYSIS
5 Credits The financial and capital markets (REITs, secondary mortgage market); relationship between property
investments and property development; funding and finance techniques (financing real estate development,
residential products, income producing real estate); financial and investment analysis; capital budgeting and
portfolio theory.
At the end of the course students will be able to:
1. Recognise the principles of real estate finance and investment
2. Distinguish relevant financial and investment analysis techniques
3. Evaluate the performance of real estate investments
4. Select the most viable real estate investment option.
BMGE6104 DEVELOPMENT PROCESS & APPRAISAL
5 Credits Players in real estate development; institutions governing real estate development; development process from
infant stage to delivery of vacant possession; models of development process, impact of public policies and
legal restrictions to real estate development; negotiation techniques; basics of project management and
project evaluation; risk management.
